Policies and Procedures for Property Located at 15475 Old Castle Road, Fontana, CA  92337

A non-refundable application fee of $15.00 is required for all prospective tenants 18 years old and up.

 The policies and procedures are as follows:

	All prospective tenants 18 years old and up must fill out an application.
	All applicants must pay a non-refundable application fee of $15.00 in the form of cash or money order.  If another applicant is chosen before your application is processed, we will return your fee.
	A credit check, Telecheck (bad checks) search, unlawful detainer (eviction) check, and criminal check will be run on each applicant.
	Two forms of identification are required.  One must be a driver’s license, or other valid ID with a picture.
	Bring a copy of utility bill to verify any prior addresses within the last 2 years.
	Prospect cannot have any prior evictions.
	Income must be verifiable.
	There is a minimum household income requirement of $3500 per month.
	Applications are processed on a first come first served basis.
	The rental unit will be rented to the first qualified applicant.
	This property is Drug and Crime Free.
	Occupancy limits of no more than 2 people per bedroom apply.  No more than 3 vehicles can be parked at the property by the tenants.  Small pets are accepted with an additional $200 deposit.
